Since my adventure earlier this week, my boss has offered me a paddock at work for super cheap rent. I could manage the land as I want, come and go as I want, it includes some outbuildings that I could use. It's a rare find and still has direct forest access.

If I turn it down then he has asked if I could advertise and find suitable tenants. Ideally they want as many as they can get on there for the rent, however he has left it to me to advise him on the horsey matters. I've warned him off running it as a livery yard as he will have to get involved and he wants as little hassle as possible.

He's even asked if I wanted to sublet parts out of the fields for a return of £X and from their point of view they would get they maximum rent. I have said I don't want to do that, I just like turning up doing my horse and going home.

However given the restrictions at my yard, I have no lunging no schooling and only hacking. Over the last few months I've been wanting a schooling area, even if it was somewhere to ride if I can't be arsed to go out on the forest and deal with the gates.

Downside is this, hubby won't move. He is happy with his horse at the current yard and it suits him. So if I go, then I'd be on my lonesome, I could find someone locally and share the field with another livery for company and I know I could find someone in a heartbeat. But still just a bit :unsure: about it. I only intend to stay at this place for work for another year until my daughter is at school, so if I move then the yard is further away from home that what I would usually consider and in the summer traffic can be difficult around this area.

What would you do ?

It's ok, and it fits my needs. Little input as needed, however we have had some new liveries on the yard and the atmosphere is changing :( I don't go up there to socialise and it IS still a small yard but even so. The YO just leaves you to get on with it, he manages the land well, however there is no restricted grazing unless I stable him, which I could do at a push.
 
You know I'd go as long as I had control and could find the other livery and kick them off if it wasn't working.

Yes I could, I could actually take the tenancy agreement on and just sublet a portion of one of the fields (he has offered me 4 in total) to one other person, so I could take control.

Hmm need to give this some thought I think. I won't be able to go until the new year as there is currently a tenant farmer on site who's lease will expire then. He has a pony onsite at the moment but that pony lives on his own for a reason :hot:
 
Maybe it would help to look at the downsides?

What would you miss out on that you have at the current yard?

You know me, in antisocial having been continually let down by people over the years so would rather be self sufficient, never have to share with another soul and prefer pay for support if it were needed. I'm rare in that respect though and wouldn't want to sway you into something that's not right for you.
 
I think Id take the offered setup, and work very very hard on ensuring I could sweet talk OH into going :wink::biggrin:
 
I would persuade OH to move also! Whatever it takes! It sounds like a good idea (the new place you have been offered). What does he not find appealing?
