2 weeks ago my landlord for the barn field visited for the 2nd time in a month, having only seen him once in the last 9.5 years, I guessed change was a foot.

Basically I dealt with 1 son as dad was infirm, he has since passed and the other brother is now involved and they are changing the terms of my tenancy. For the same money, I will only have 1/3 of the land, not quite an acre and it’s the wet acre that sometimes floods, and I will no longer be able to use electric. They think they have me over a barrel but they don’t know I already have the 4 acres next door 🤣

So onwards and upwards! Moving will be a mammoth task, I will have to take down and rebuild 3 shelters, a large shed and empty everything out of the barn, and remove all the fences. And they want the new terms adhered to by the end of the month 🤯 great time of year for that! So I will probably not give notice immediately, to buy myself a little more time to do it all. I’m definitely going to be calling in big favours from friends to get it done.

What a blinking headache, I just wish they had said something before the clocks changed, dad died a year ago! Even if I didn’t know when, I could have been tidying and clearing out.

Oh wow, that is a bit of a dirty trick being as they've had a year since their dad died to let you know the new terms! I think that is just taking the proverbial switching the terms and only letting you have a small part - for the same money! Blimey. Good for you though having already secured grazing next door. Ha, won't they get a shock when you aren't grateful and grovelling over their new terms and conditions. Makes me cross for you it really does. Wish I lived near I'd be happy to help you move stuff. I hope you have lots of able hands to help with it all.

Trying to keep my head, they were probably waiting for probate before doing anything decisive but it does feel a bit rotten at this time of year 😏

Yes probate does slow it all down somewhat. But even so..........Just glad that you have a contingency plan because it isn't nice having stuff sprung - specially not with our four legged friends to consider.

Just wanted to add - yes the time of year sucks doesn't it. I remember it was mid November when we finally got moved to our last house before coming here. The whole process had been going on for a year - and finally our solicitor had waded through the deeds (which apparently were ridiculously complicated even to him!) and we got the keys and could get in there. But the pressure was on as our old home had sold and we ended up on a caravan park and it was freezing lol. Thankfully the horses were on a yard but it meant that it got to the following spring before getting them moved home with us. After that moving to Orkney was a breeze during the summer months😁Lots of vibes for you getting through it smoothly.

It sounds like they expect you to quit. I wonder what they plan to do with the land. Lucky you have secured the other acreage.

I don’t think they do, they expect to get 4x the money and us to suck it up. When I said the little boys would be off to their winter paddock they put the per horse price (I always paid a flat rate before) up as there would only be 2 left!

They are trying to change it into a livery set up then and not rent the whole thing.
The landowner here did that when I moved in so I absorbed the change. Everyone else got an increase as it was then per horse.
When you said you cant use the electric, I didn't think you had any, I thought you had a generator or battery solar power?

They want to charge livery prices, but they will not do any maintenance, not even the perimeter fences. And it’s not competitive livery prices, it’s way over inflated for what I will get.
I didn’t originally but I found mains power there in 2020 and I paid to have it made safe so I could run my fences on it.

Thing with renting is people seem to want the money without doing any work.
They are reluctant to put money into something they don't use.
I made two natural shelters as we aren't allowed any structures.

I'm very glad you were able to sort an exit stratergy. Still stress no one needs though, certainly not going into winter. Hope the move goes ok.
